Special conditions / notes
Pets are allowed, but are not permitted in the bedrooms. Smoking is strictly prohibited throughout the house. The landlord/owner accepts no responsibility or liability in the event of accidents on the way to the flat or alpine hut (this also applies in winter conditions).
Arrival
Check-in in the alpine hut is possible from 14:00 noon at the earliest. The tenant has the right to use the rental property, including the inventory and utensils. The tenant is responsible for everything belonging to the rental property.
The rental property may not be occupied by more people than stated in the booking. The specified maximum number of persons also includes (small) children, unless otherwise agreed with the landlord. In the event of over-occupancy, the landlord has the right to reject or charge for excess persons.
Departure
The rental property must be vacated by 11.00 a.m. at the latest and left in a tidy condition for the landlord. We ask you to deposit all laundry and rubbish at the depot in the village. All crockery must be washed and stored in the cupboards. After locking the hut (please note the information in the hut), please return the keys to the depot in the key box. If the hut is left in an unacceptable condition, we will charge CHF. 29.00/h will be charged.
The tenant is obliged to immediately report all defects and damage that occur during the rental period. When moving out, the tenant must hand over the property with all accessories in the same condition as it was found on arrival, i.e. all furnishings in the same place, refrigerator and cupboards emptied, crockery and pots and pans cleared of leftover food and cleaned, etc. The tenant is liable for any damage caused by him and his companions, whereby the burden of proof of no fault lies with the tenant.
Resignation
If the tenant is unable to take the agreed holiday, he must notify the landlord as early as possible. However, the tenant remains liable for the rent unless it is possible to rent the property to another tenant during the agreed rental period. If the agreed rental period is not fully adhered to, the full rent for the agreed period must nevertheless be paid. In the event of later cancellation or non-arrival, the full rental price will be charged. Changes of dates are considered as cancellation and new registration. In any case, the cancellation fee is CHF 150.
If we withdraw from the contract before the start of the trip (due to force majeure such as war, strike or damage to the rental property due to accidents, fire and water damage and similar reasons), all amounts paid will be refunded, further claims are expressly excluded. If we cancel the rental contract after the start of the holiday, you will only be charged the rent accrued up to that point, including ancillary costs, and the rest will be refunded.
Insurance
We recommend that you take out private travel insurance. The landlord accepts no liability towards the tenant during the rental period.
Liability
No liability can be accepted for service disruptions caused beyond our control, in particular in the event of war, strikes, natural disasters, etc., or for service disruptions in the areas of transport, supply and disposal (e.g. water, energy, access roads), especially if these disruptions are caused by force majeure or local climatic conditions.
General information
In all other respects, the provisions of the Swiss Code of Obligations apply. The place of jurisdiction is Thun.
We may amend and supplement these contractual terms and conditions at any time. We will inform you of such amendments and additions by publishing the current contractual terms and conditions on our website.
